Quarterly Maintenance Tasks (Every 3 months)

These routine seasonal check-ups every month help catch hold of small issues before they turn into big problems.

  1. Examine the Garage Door Auto-Reverse Function – Try closing the door by placing something beneath it, such as a broomstick. When it comes into contact with the object, it should automatically reverse; if not, it needs to be serviced.
  2. Examine fire extinguishers – Verify that gauges are readily available and that they display full pressure. If necessary, recharge or replace.
  3. Examine the water softening system – Make sure your water softener is operating correctly and has enough salt in it if you use one.
  4. Use Water in Unused Areas – To avoid accumulation and blockages in plumbing traps, flush toilets, and running taps in guest bathrooms.

Biannual Home Maintenance Tasks (Every 6 Months)

  1. Give your house a Deep Cleaning –  In addition to the routine cleaning, regularly check mysterious places like behind appliances, window tracks, blinds, below large furniture, and fans on the ceiling. This prevents building up the dust, enhances indoor air quality, and infuses your house with a renewed sense of freshness.
Tip: Before Deep Cleaning, make a list of every room, so that places don’t get overlooked.
  2. Review the Gutters and Roof– To prevent water damage and foundation problems, check for loose or damaged shingles and clear leaves and debris from gutters and downspouts.
Tip: For easier cleaning, use a leaf blower or a gutter scoop.
  3. Reverse the direction of the ceiling fan – To generate a breeze during the warmer months, ceiling fans should rotate counterclockwise. Turn them clockwise in the cooler months. Hint: Simply flip the switch that is typically located on the fan base!
  4. Look for indications of shifting or cracks in the foundation – Look for any cracks or bulges in the exterior concrete and basement walls that might be signs of settling or water damage.
Tip: Mark the ends of any cracks with a pencil and track their growth over time.
  5. Examine and clean the screens and windows – Clean the window panes and look for any holes in the screens. In addition to lowering energy efficiency, damaged screens let pests in.
    Tip:
For streak-free windows, use a microfiber cloth and a solution of dish soap and water.

Annual Maintenance Tasks (Every 12 Months)

  1. HVAC Maintenance – Get a professional to inspect and service your heating and cooling systems. This can prolong system life, improve performance, and guarantee safety. Tip: Before the onset of winter or summer, when HVAC usage increases, do this.
  2. Empty the water heater and flush it – A buildup of sediment can clog the tank and decrease efficiency. Your water heater will operate more efficiently and last longer if you flush it. Advice: Keep an ear out for odd noises; crackling or popping could be signs of accumulation.
  3. Examine the siding and paint outside – Examine your house for damage, rot, and peeling paint. Early touch-up can help avoid more extensive and expensive repairs. Tip: To clean siding and find trouble spots, use a pressure washer once a year.
  4. Clean the fireplace and chimney – Get your wood-burning fireplace professionally cleaned to prevent creosote buildup from starting a fire. Advice: To keep animals and debris out, install a chimney cap.
  5. Examine and revise safety plans – With your family, go over evacuation routes, check emergency supplies, and practice fire drills. Advice: Keep important papers in a box that is both waterproof and fireproof.
